Home plans for a custom luxury home designed and built by Brian Hughes of HBC LLC.

Step 1: Discovery

Initial period of consultation during which we work together to define your circumstances, aims, and parameters.

Step 2: Builder R&D

Deeper dive into your goals. We work from the established baseline to evaluate the project in context of your budget, timeline, and other relevant considerations. This step culminates in the preparation of a project proposal.

Step 3: Client Review

Project proposal is shared and structured dialogue informs creation of the cost & billing agreement.

Step 4: Engagement

A formal Professional Services Agreement is signed and executed. Project Kickoff starts with a 2-3 hour meeting during which we co-create a plan for weekly meetings and communication.

Step 5: Definition

Selection of inputs, materials, fixtures, appliances, and further definition of elements unique to your needs. Architect completes the building plans and submits these to the city.

Estimate cost sheet produced upon obtaining bids from sub-contractors and material suppliers based on final owner-approved plans.

Construction schedule produced.

Step 6: Contract Signing

All parties sign the Construction Contract.





Step 7: Build

Building commences upon permit approval.

From our initial meeting to the completion of our project, Brian was a thoughtful and prepared general contractor.

Our architect was more traditional and did everything by paper-and-pencil. However, Brian was able to input the drawings into his 3D program and help us visualize what we were going to build.

As we progressed through the project, Brian was always giving us a heads up on deadlines and the decisions we needed to track.

Brian will not be the least expensive contractor, however, he was very accountable and transparent in how he bid the job. If we were in need of another contractor, we would give Brian a call without any hesitation.

Few independent builders have over four decades of hands-on experience. Even fewer have worked with as diverse a client base on such a broad range of projects, spanning as many local geographies.

Motivations.
We build luxury custom homes out of passion for the craft—and our clients. We bring this passion to every project we take on, and treat each as if it were our own personal endeavor. Sometimes, it is. We've built and lived in many of our own homes, including our current primary residence.

Tech, system, and processes.
We continuously iterate our (proven) approach to project planning and execution to minimize friction while increasing transparency and efficiency. Two key force multipliers: innovative technologies and intelligent process design.

Custom home building is both an art and a science. Leveraging tech and nailing processes drives outperformance on the science side of things. Not only does this cut costs, timelines, and risk, but it creates space for channeling your inspiration into a building home you'll never want to sell.

Structure.
Unlike large building companies, we are nimble. Our decision-making hierarchy is flat, we don't answer to investors, and we don't require buy-in from bloated teams of stakeholders to get things done.

How long does it take to build a custom home?

The timeline for building a custom home varies. Many factors affect project duration: size and complexity of the project, local government permitting turnaround time, supply chain and input selection, and you. On average, it takes 12 to 18 months to complete a custom luxury home build from the time of full-permitting.

We work with you to clarify the scope of your build with a view to outperforming on expectations while minimizing friction along the way.

What is the cost of building a custom home?

Costs are a function of size, specifications, materials, desired timelines, and myriad other factors.

We work with all clients to clarify costs at the earliest stage based on defined parameters and scope of work.

Can we use our own architect, designer, etc.?

Generally, yes.

We treat this on a case-by-case basis. If we can quickly develop confidence in a professional you'd like to bring on board, we're good to go. Ultimately, we need to deliver for you and we can't let anyone jeaopardize that.

Some of our clients opt to engage a professional in one part of the building process—specifically architects and designers—that they know. With clarity around participation, roles, and communication, this can work well. One recent example is Trove Interiors.

We have established relationships with local partners and subcontractors that span 25 years, or longer. These are based on strong time series data and performance. And frankly, sometimes we have to make changes. It can be tough for folks outside of the industry to develop this level of visibility.

Can I make changes during the construction process?

Yes.

Changes do happen, for all kinds of reasons. We work hard to minimize the required changes in order to deliver on timelines and budget.

That said, flexibility is key. We'll work with you to action changes and modifications efficiently and effectively throughout the process.
